Mrs hobbs glitch

Hi there, i see lots of topics with glitches on this quest, but nothing like what im experiencing.  Ive submitted the animals and all is good.

then waited for the invite.... as I realized i had the letter already with me, I read it when i was just outside hobbs house and that initiated the “she wishes to see you” icon on my map... ive tried dozens of different things to access the house, but nothing works.  I get the ghosted area on my map with her initials but as I get closer to the house, nothing changes (like other quests or stranger missions when the “cloud” gets smaller the closer you get).. 

did i screw up the game? 

Anyone else have this issue?

ill try an older save, but it may be a long way back..

Tried loading old save and came back to most recent save...

seemed to work
